Up, up, and away! The Seattle metro market continues to produce more listings, more sales, and higher priced closings over 2023, even as August delivered our annual seasonal slow down. Lagging inventory has provided some opportunity for buyers as the number of homes available has outpaced the total number selling. Â

Throughout the summer we often heard Buyers saying, "We're waiting until late September." And this they have. Interests rates are now DOWN to their lowest points of the last few years, and the energy in the market is certainly reflecting this. I'm noticing this energy at open houses, and from the multiple offers we're experiencing. Mortgage rates had reduced in advance of the anticipation that the federal funds rate announcement last week. Average 30-year fixed rates are hovering at 6%. If the number in front of the interest rates falls into the fives, we expect a surge of buyer enthusiasm. With the increase of buyer demand, selling prices will surely climb so waiting is not always the best strategy.
