Earlier this month our Founder and Managing Partner Todd Shively was honored by the Puget Sound Business Journal and the Greater Seattle Business Association as one their Business of Pride leaders. This annual event recognizes and celebrates LGBTQ+ individuals and allies who demonstrate leadership, inclusion, and innovation in our region. It was a festive and inspiring evening at the Fairmont downtown where we heard the personal stories from each recipient. You can learn more about it here.

An analysis of all active single-family listings in Seattle reveals a market that remains highly concentrated in the mid-price tiers, with a long but sparsely populated luxury tail.

The median list price is $935,000, underscoring sustained demand in the $750K–$1.25M segment.

  • 80% of listings are priced under $1.5 million, reflecting the structural limits of affordability and ongoing buyer sensitivity to interest rates.
  • Listings priced above $3 million represent fewer than 5% of the total inventory, though they skew perception due to their scale and visibility.
  • To clarify this distribution, we’ve plotted listings in $100,000 increments and added a single bar to capture all inventory priced above $3 million. A red dashed line marks the median.

This visualization reveals the asymmetry of Seattle’s active market — weighted toward the center, tapering rapidly above $1.5M, and disproportionately shaped by a narrow band of ultra-high-value properties.

Implication: Pricing a home near the median increases its exposure to the majority of active buyers. For sellers above $2M, differentiation and time-on-market considerations become increasingly important. While all the market data below is thru the end of May, I can confidently say that June opened up many opportunities for buyers with new listings at their highest levels in several years. This means less competition for buyers and more opportunities in general.
