It's been a busy month at Ensemble as we settle into the most active season of the real estate year. Continuing the trend from the first quarter, we’re seeing an increase in available inventory—though not substantial enough to slow the rise in median sales prices. In fact, King County saw a 4.3% increase in median sales price compared to March 2024.
Last month, we briefly looked at sales-to-list price ratios from February transactions. That led us to explore how days on market have historically impacted pricing in previous spring markets. We conducted a deeper analysis on the benefits of setting an offer review date—a strategy where sellers wait several days before considering offers.
Our findings show that sellers who waited nearly a week before accepting an offer created a more competitive environment and often secured a higher sale price. On average, six days on market resulted in homes selling for 9.2% above the list price. Beyond that window, momentum dropped off sharply. You can view the full findings in this post.

Two Years of Ensemble
Reflecting on where we started—and why it matters.
Two years ago this week, Ensemble opened its doors with a simple but radical idea: a real estate firm built by and for brokers. Not just in name or branding, but in structure, values, and ownership. We set out to reimagine what a brokerage could be if we put people first—truly—and treated real estate professionals not as independent contractors in a race against each other, but as members of a cooperative community.
We launched with no promises of profit, no outside investors, and no roadmap but our own. What we had instead was conviction: that a not-for-profit, broker-led model could offer something better. More aligned. More professional. More human.
Since then, we’ve grown deliberately and stayed grounded. We’ve welcomed outstanding brokers who care deeply about their clients, their craft, and their communities. Together, we’ve launched…
Phillip’s Tidbit
Even as they get older some traditions never get old. We celebrated Easter weekend and the kids had a blast with all the things! Egg dying, egg hunt and baskets. Also earlier this month we celebrated Passover hosting our dear friends at our home. April is one of my favorite months!
