In the February newsletter, I noted that many sellers seemed to be pricing more conservatively than necessary, likely leading to multiple offers that would push prices higher. Now that the numbers are in, that assessment appears to have been accurate.
Single-family homes in Seattle that sold in under a week averaged 106.8% of their list price. The median list price for these homes was $975,000. A nearly 7% increase in sales price represents a significant gain for sellers who took advantage of this momentum.
Sellers who priced and presented their homes well benefited most when they set an offer review date and exercised patience. Homes that sold within the first three days averaged less than 3% over list price, while those that waited six days saw an average increase of 12.5% over list! The median sales price for homes selling in less than a week climbed to $1,045,000—an increase of $75,050 over February 2024. All signs point to a strong spring market ahead.
